Fredericksburg TX Real Estate Market Report
So the best way to describe the first quarter of 2024 real estate in Gillespie County is Average. We are not down much from last year but we’re also not much above last year. If we look at total sales for all of Gillespie county from January 1 to March 31 of 2024 we sold. $60,327,074 and for the first quarter of 2023 we sold $63,337,828. So we’re about 7.66% below the total dollar sales last year, but we’ve actually had a greater number of transactions for the first quarter of this year compared to 2023. The first quarter of this year we’ve sold 101 in individual properties in Gillespie county as compared to 2023 when we sold 90 individual properties. So the number of transactions are actually up 12.22%. So like I said no big news here we’re not super busy, but we’re not really slow either. However, if you compare the last two years 2024 and 2023 back to the numbers, we are running in 2022 were only doing about half the volume during the first quarter but you have to keep in mind 2022 was a crazy year. That said, I think the overall market is picking up right now. I think we escrowed a lot of things in late February and early March that are going to be closing in April and May so I think we’re going to see a pretty strong second quarter. I know I’ve been much busier in the last couple months and just talking with folks at the title company and other realtors I think activity has been getting stronger.
